A BioBuilds home reaches Ireland as finished modules, by sea and road, with transport and installation on prepared ground screws included in the Irish price. It is inspected on the trailer, then a crane lifts the modules onto the ground screws. Installation takes around 3 days with BioBuilds' partners, followed by agreed finishing work. For delivery day to run smoothly, the ground screws, access route, crane position and service connections must be ready.
Delivery day is the shortest part of building a modular home and the most visible one. A BioBuilds home reaches Ireland by sea and road before its modules are lifted onto the prepared ground screws on delivery day. Behind that speed is preparation: the route, the crane, the ground screws and the services must be ready before the modules ship. This guide covers the weeks before, the day itself and the days after, and what you arrange.
What has to be ready before delivery?
- The ground screws: installed and measured to the drawings, or another agreed foundation.
- Access: a route a low-loader can drive and turn on, checked for width, bends, gradients, weight limits, overhead lines and trees, including the last stretch of road to the site.
- The crane: sized to the lifting requirements BioBuilds provides, with a firm, level position close to the foundation.
- Permits: any road closure or abnormal-load permit the route needs.
- Services: water, wastewater and electricity brought to the connection points, or the arrangements through the main house for a Class 3A garden home.
- The final payment: ready to release once you have inspected the home on the trailer.
The crane is easy to underestimate. Its size depends on the weight of the modules and the distance from the crane to the far side of the foundation, so a crane that can stand close to the house is smaller and cheaper. Rural lanes and narrow entrances need checking early; our guide to buying a site covers access.
What happens on delivery day?
What happens in the days after?
BioBuilds plans around 3 days for installation with its partners, followed by agreed finishing work. Your licensed contractors connect water, wastewater and electricity. With Turnkey, the interior arrives finished; with Exterior Finished, your interior work starts once the house is closed and connected. Commission the ventilation system and complete the required building control documents before moving in, and obtain a BER unless the home is exempt.
The crane and the access route decide whether delivery day takes hours or turns into a problem. Check both before you sign, not the week before delivery.
