A BioBuilds home travels to your plot as finished modules on low-loader trucks, usually within 1 to 5 business days of leaving the factory. It is inspected on the trailer, then a crane you arrange lifts the modules onto the prepared foundation. Installation takes around 3 days with BioBuilds' assembly partners, followed by agreed finishing work. For delivery day to run smoothly, the foundation, access route, crane position and utility connections must be ready.
Delivery day is the shortest part of building a modular home and the most visible one. A BioBuilds home arrives in factory-built modules that are lifted onto the prepared foundation on delivery day. Behind that speed is preparation: the route, the crane, the foundation and the connections must be ready before the trucks leave. This guide walks through the weeks before, the day itself and the days after, and lists what you arrange and what BioBuilds coordinates.
What has to be ready before delivery?
- The foundation: ground screws, a slab or another agreed foundation, built and measured to the drawings.
- Access: a route a low-loader truck can drive and turn on, checked for width, bends, gradients, weight limits, overhead cables and trees.
- The crane: booked by you, sized to the lifting requirements BioBuilds provides, with a firm, level position close enough to the foundation.
- Permits: any road closure or special transport permits the route needs.
- Utilities: water, wastewater and electricity brought to the connection points.
- The final payment: ready to release once you have inspected the home on the trailer.
The crane is easy to underestimate. Its size depends on the weight of the modules and the distance from the crane to the far side of the foundation, so a crane that can stand close to the house is smaller and cheaper. BioBuilds' site-cost data gives a mobile crane with road closure from €3,600, including an illustrative 19% German VAT; the price for your site depends on access and reach. Our plot checklist covers access in detail.
What happens on delivery day?
What happens in the days after?
BioBuilds plans around 3 days for installation with its assembly partners, followed by agreed finishing work. On-site assembly is arranged by the client with BioBuilds' local partners at no extra cost. Your licensed contractors connect water, wastewater and electricity. With Turnkey, the interior arrives finished; with Exterior Finished, your interior work starts once the house is closed and connected.
The crane and the access route decide whether delivery day takes hours or turns into a problem. Check both before you sign, not the week before delivery.
