A BioBuilds home is built in weeks but lived in after months: permits and site works set the pace, not the factory. Production of a standard model takes about three weeks under standard conditions, transport 1 to 5 business days and installation around 3 days. Foundations and connections can run alongside production once the permit allows it, so start the slow parts first.
At BioBuilds, "three weeks" refers to factory production of a standard model under standard conditions. The full project has more steps, and most of them depend on your plot, your authority and your contractors rather than on the manufacturer. This guide walks through each stage from first contact to move-in, with the time it takes and what you can run in parallel, so you can plan a realistic date.
The stages from contract to move-in
Which stages take the longest?
The permit and the utility connections. A building authority works to its own procedures and deadlines, and a request for more documents restarts part of the clock. Network operators schedule new connections on their own timelines, sometimes several months after you order. Neither depends on how fast the house is built.
The factory part is short and predictable by comparison: BioBuilds produces a standard model in about three weeks once factory scheduling begins. Site preparation, transport and assembly are scheduled separately.
Order the slow things first. Apply for the permit and request the utility connections as soon as the plot and the house are fixed, and let the foundation and the factory run in parallel.
What can run in parallel?
| While this happens | You can already |
|---|---|
| The permit is being reviewed | Request utility connection quotes, get foundation and crane quotes, arrange financing |
| The house is in production | Build the foundation, bring utilities to the connection points, book the crane and any road permits |
| The house is being installed | Schedule the connection appointments and, for Exterior Finished, your interior trades |
How long does the whole project take?
There is no universal order-to-move-in time, because the permit, the plot and the utilities differ for every project. A realistic plan adds up the stages for your situation: the permit time your authority states, the production slot, about three weeks of production, the delivery window and the site works that are not finished by then. Our guide to delivery day covers the last stage in detail, and our guide to permits the first.
Timeline by finish level
BioBuilds Turnkey homes arrive with the interior finished, ventilation and heat pump installed, so move-in follows the connections and final checks. Exterior Finished homes arrive closed and weatherproof with OSB interior surfaces, and your interior work comes on top; plan it with your trades before delivery. Prices start from €78,000 for Wanderlust 48 in Exterior Finished and €128,000 in Turnkey, including an illustrative 19% German VAT. Transport is quoted separately for your destination. You arrange on-site assembly with BioBuilds' local partners at no extra assembly cost; the crane and other site works are separate costs.
