98% organic materials by volume. FSC-certified C24 timber frame, STEICO wood-fiber insulation, and breathable Agepan sheathing, every layer sourced from managed European forests. A home grown from the ground up.

Three layers of tempered, laminated glass with warm-edge spacers. Enjoy panoramic views and pure sunlight with a U-value of 0.50, among the best in the industry.

Genesis 90. Passivhaus certified
Aluminium frames so slim they disappear into the wall. What remains is glass, light, and a Passivhaus-certified seal that holds for decades.
So natural, so resilient
Yakisugi, the ancient Japanese art of charring wood to preserve it forever. A ventilated facade that resists weathering, insects, and rot with dramatically less maintenance. It only gets more beautiful as it ages.

Looks flat. Isn't. An invisible 5-degree slope drains water silently through an EPDM membrane warranted for a decade. No puddles, no overheating, no compromise on the clean modern line.

Barefoot on real wood
Real wood underfoot, not laminate pretending to be. Triple-layered certified parquet that absorbs impact, insulates against cold, and only gets more beautiful with age.
ELECTRICAL
Ready to connect
Complete electrical panel, wiring, outlet boxes, masks, and outlets, fully installed inside the walls to EU standards. Everything is finished and ready to use from day one.
PLUMBING
Ready to flow
All water installation inside the walls, including the Grohe concealed WC tank, plus all bathroom fixtures installed. Hot and cold lines, drainage, factory-fitted with PPR/PEX piping to EU standards.

A wall-hung Grohe toilet with concealed cistern is installed, designed in Germany, for an elegant and functional appearance. For the 24m² Nest model, a modern encapsulated glass cistern is used.
Smart by design
Ventilation that recovers 95% of your heat. Blinds that block solar gain in summer and welcome it in winter. Lighting you control from bed. With demand this low, a solar array turns you into a prosumer.
BLINDS
Smart blinds
In summer they keep you cool without air conditioning. In winter they retract to let every ray of warmth in. Passivhaus-certified exterior blinds, controlled from your phone or by hand.
VENTILATION
Zehnder ventilation system
Recovers up to 95% of heat, cools and warms with a heat pump, filters dust, pollen, and allergens, and manages humidity. Smart control capability. Living has never been so simple.

Ariston Velis
Ultra-slim Ariston Velis water heater with smart connection capability. Compact, energy-efficient, and ready for app control if you choose to connect it. Or opt for an upgraded version with air/water heat pump.
